Boyu Real Estate Corporate Residential Consulting Division operates a specialist department designed to assist companies relocating personnel into or within Beijing area. We offer services mainly to the in-bound executives of multinational corporations, embassies and individuals, who require city orientation, home search, lease negotiations and extensive follow-up services. Residential Consulting Division (RCD) offers a strategic and focused approach to finding suitable property in Beijing. We take care to obtain the latest information not only in the field of rentals, but also the day to day activity of the developers, letting agents and investors, and as a result are aware of what is available for rental across Beijing. The requirements of companies relocating staff from all over the world are varied and we can tailor its service according to the corporate client’s needs. This is of the most significant value to companies relocating upwards of five personnel per annum, many of whom will have no or little experience of Beijing. We become involved at an early stage to assist in creating an accurate brief, taking into account all elements such as family needs (schooling, medical facilities, leisure facilities), finance, commuting times and availability. We would be delighted to help you and you will be pleasantly surprised by our professionalism. “Look and see” visits During the in-bound executive s preliminary visit to Beijing, RCD will organize transportation and accompany the individual and family on their “Look and See”visit, an initial pre-orientation, fact-finding residential visit, which will provide and overview of the market as well as well as an introduction to those specific properties identified from our “Residential Housing Survey”analysis. RCD will meet the in-bound executive at a pre-arranged time at his or her hotel, and ensure that they are returned safely at the end of the day. “Look And See” Follow-Up Once the in-bound executives have returned to their current home-base and is in the process of finalizing their move, RCD will continue to liaise with them from China, to assist them regarding any questions which may arise, following the‘Look and See'visit. Supplemental Residential Visits RCD will, if necessary escort the in-bound executive on additional visits to aparments or villas as may be required during the follow-up period. Lease Negotiation Once the in-bound executive has identified their preferred choice of housing, RCD will act on behalf your company to negotiate with the Landlord to ensure that the best possible commercial and non-commercial lease terms are achieved. If appropriate, we will contact with your appointed tax and legal representatives throughout the negotiation, up to completion. Where possible RCD will negotiate special corporate discounts for your company executives, with developers and property owners in Beijing. This will particularly be possible in those popular developments where your company have 3 or more executives in residence. Pre-Handover Inspection Prior to occupation RCD will conduct a hand over inspection to ensure that the premises to be delivered by the landlord is in satisfactory condition in accordance with the lease contract, and all furniture, fixtures and appliances as negotiated have been provided. RCD shall, in conjunction with the property management company of the selected residential development, compile a “schedule of condition,” identifying all necessary repairs and maintenance within the premises and ensure all outstanding matters are remedied prior to occupation by the in-bound executive. Assistance With Furniture/Appliance Purchase RCD will also provide your company in-bound executives with additional support in the purchase of additional curtains, blinds, furniture and electrical appliances for their property. RCD will aid in identifying stores to take the in-bound exectuives to and accompany them for purchase, and/or negotiation of prices. RCD will also supervise delivery and installation, handle receipts and provide final account for all purchases made. Additional Client Services In addition to our services identified above, RCD is able to offer a number of additional services to your company to facilitate the ease of management of your in-bound executives in Beijing. These additional services include. Airport Reception If required we will be on-call prior to the in-bound executive’s arrival to Beijing to ensure that they are met at the airport and escorted to their hotel. They will be met by an English speaker who will assist them on arrival at the airport and answer any preliminary questions that they may have. Shipment of Personal Effects RCD is able to supervise all administrative procedures pertaining to the in-bound and out-bound shipment of the personal effect of the your company executives. This may incorporate working in conjunction with your preferred shipment service provider in Beijing, or if required, arranging competitive tenders and interviews for the provision of such services to you. If required, we are able to act on your behalf as the direct point of contact for your preferred shipment service provider, reporting to you on all pertinent matters, thus simplifying the communications flow or the entire relocation and shipment process. Work/Residence Permits If required, RCD is able to supervise all administrative procedures pertaining to the acquisition of each executive’s Work and Residence Permit. This service is of particular assistance to those international companies who may not have experience with the administrative formalities surrounding ‘Z’ visas, work permits, resident permits, and police registration. We can advise our clients on the step by step procedure to be followed, the required supporting paperwork and the timeframe to be expected. Lease Renewals/ Early Termination RCD is able to act on behalf of your company to negotiate with your landlords for all lease renewals and early contract terminations. In every instance, we will ensure that the best terms and rentals are achieved, and cost savings are maximized as far as possible. City Orientation Program To achieve the best from your team, it is essential that your company employ in-bound executives in Beijing, who, as far as possible, are comfortable and happy living and working in the city. In order to aid the decision making process of your potential executives and ensure new employees are acclimated quickly and effectively to their new living and working environment, RCD provide a tailored, 1 or 2 day Orientation Programme for the in-bound executives of our Corporate Clients. We will base our orientation programme in each instance upon the responses provided by the in-bound executive to our “City Orientation Survey”. Fees, terms and conditions RCD services and fee structures are tailored in such a way that our clients may effectively select either all or part of our comprehensive Corporate Residential Consulting Services. However, we would propose the following attractive fee scale to your company for the services identified above. We would also be happy to respond to you if you require a variation on the service provision and fees identified in this proposal. General Client Service (Locating of the Property, Lease or Rent Negotiation) For the provision of our “General Client Services”, and on the basis that we are appointed as your sole or preferred residential service provider in Beijing, our fee basis is follows: 1.On the basis that we receive one month’s rental as commission for our services from the landlord in each instance (the market standard) our service to your company is FREE. 2.On the basis that we receive less than one mouths rental as commission for our services from the landlord in each instance, we would request the difference to be paid by your company, upto a maximum of 1/4 of 1 months agreed rental. 3.However, should RCD implement the full “General Client Services” to any of your in-bound executive who, through no fault of RCD, identifies and locates to residential accommodation themselves, we would seek an abortive fee of USD500 in each instance. Additional Services For the coordination of in and out bound shipment of personal effects with your preferred shipping service provider, we would not seek to charge your company. For the provision of advice pertaining to the arrangement of Visa, Work Permit and Residential Permit, we would seek to charge a fee of USD 500 per dossier. For the negotiation of lease renewal or early termination of residential lease contracts, we would seek to charge a fee of 5% of total cost savings over the term of the renewed or unexpired lease term in each instance. City Orientation Programme We shall provide this service free of charge to those your company in-bound executives whom RCD successfully identify residential accommodation and negotiate lease terms through to completion. Otherwise, our fee for the providing one-day City Orientation Program is 300 US dollars.
